The Maintenance Years in Lorson Ranch
Lorson Ranch is a planned community of roughly 1,400 acres off Fontaine Boulevard and Marksheffel, straddling the boundary between Colorado Springs and Fountain in El Paso County. It began growing in 2007 and now holds more than 3,000 finished homes, with more still going up. Schools fall under Widefield District 3.
Most garage doors here are in an awkward middle age. The bulk of the neighborhood was built from 2007 onward, which puts the average door somewhere between five and eighteen years old — past any builder warranty, but not yet at the point where anything has obviously failed. That is precisely the window in which a door quietly drifts out of adjustment and nobody notices until the morning it stops.
It is also the window where maintenance is worth more than repair. Dry rollers, a door slightly out of balance, force settings drifting, a cable just starting to fray — none of these strand you today, and all of them will eventually. A tune-up at this stage costs a fraction of the breakdown it prevents, which is why we push it harder here than in older neighborhoods where the parts are simply worn out.

Common Lorson Ranch Garage Door Jobs
Middle-aged hardware in a neighborhood that is still growing. What is worth doing before something actually breaks.
Tune-Ups and Inspections
The Cheapest Visit We Do
Tightening hardware, re-lubricating rollers and bearings, checking the balance and resetting force limits. It is the least dramatic job on our list and the one that saves the most money across a door’s life.
Doors Out of Balance
With the door closed, pull the release cord to disconnect the opener, then lift the door halfway by hand and let go gently. A balanced door stays put. If it drops or rises on its own the springs are out, and the opener has been carrying weight it was never meant to. Do not attempt to adjust the springs yourself.
Dry Rollers and Bearings
Rollers run dry long before they seize. The rumble you have started tuning out is the warning. Replacing rollers is inexpensive; replacing the track a seized roller has chewed up is not.
Bottom Seal and Weatherstrip
There is little out here to break the wind. Perished bottom seals let in dust, water and cold, and a hardened seal also stops the door seating flat, which can confuse the opener’s down limit and make it reverse.
Cables Starting to Fray
A cable that has begun to unwind is a cheap replacement and a straightforward visit. The same cable snapping pulls the door out of alignment as it goes and turns into a far larger job — see cable and track repair.
Still-Building Streets
Parts of Lorson Ranch are still under construction, which means fine dust settling in tracks and on safety sensors along the newer streets, and openings that shift slightly as a house settles into place.
Why CS Garage Door
Why Lorson Ranch Homeowners Call Us First
A neighborhood mostly at the maintenance stage rather than the breakdown stage. Here is how we treat it.
01
We'd Rather Prevent It
A tune-up is a small job and we will tell you honestly when that is all you need. It is not the biggest invoice we could write, but a door that does not break on a Sunday night is worth more to you than that.
02
Same-Day, No Surcharge
Same price on Saturday as Tuesday. No weekend premium, no after-hours fee. One fair price, always — even for emergency calls.
03
25,000-Cycle Springs
We fit high-grade springs as standard rather than the 10,000-cycle economy springs builders default to. On a door that is only now reaching its first replacement, that choice sets up the next fifteen years.
04
Licensed & Background-Checked
Every technician entering your Lorson Ranch home is licensed in Colorado, fully insured, and background-verified. Your family’s safety is our priority.
05
Free Safety Inspection
Every visit includes a full check of cables, drums, rollers, tracks, force settings and safety sensors at no cost — so even a small job tells you where the door actually stands.
06
Written Estimate First
You’ll know the exact cost in writing before we start. No pressure tactics, no surprise charges. If you don’t approve, we don’t proceed.
Got Questions?
Lorson Ranch Garage Door FAQ
Is Lorson Ranch in Colorado Springs or Fountain?
Both, in effect. The community straddles the boundary between the two, which is why addresses here can sit on either side of the line. For our purposes it makes no difference — we cover all of Colorado Springs and El Paso County, so wherever your street falls we can get to you the same day.
How do I know whether my garage door needs a tune-up?
Two quick checks. First, listen — grinding, rumbling or a bang as it starts moving all point to worn rollers or loose hardware. Second, test the balance: pull the release cord, lift the door halfway by hand and let go. If it does not stay put, the springs are out of adjustment. Either symptom is worth a visit before it becomes a breakdown.
How often should a garage door be serviced?
Roughly once a year for a typical household, and more often if the garage is the door everyone uses instead of the front door. A service is not a long job — lubrication, hardware tightening, balance check and force settings — but it is what keeps the expensive parts from wearing each other out.
My door is noisy but it still works. Can I leave it?
You can, and it will keep working for a while. What noise usually means is dry or worn rollers, and a roller that eventually seizes drags along the track and damages it. At that point you are replacing track sections as well as rollers. It is one of the clearer cases where the cheap job now avoids the expensive one later.
Parts of my street are still being built. Does that matter?
It does, a little. Construction throws fine dust that settles in the tracks and on the safety sensors. If your door starts reversing partway down, wipe both sensor lenses before assuming a fault. Having the tracks cleaned and the rollers re-lubricated periodically is worth it while building continues nearby.
