Local Knowledge
The Building Around the Door
Colorado City was formally organised on 13 August 1859 — the first permanent settlement in the Pikes Peak region, briefly the Territorial capital, and annexed by Colorado Springs in 1917. Its commercial core is a National Historic District, and the residential streets behind it carry Queen Anne, Italianate and Romanesque Revival work.
The garages behind those houses are mostly detached, mostly at the rear of the lot, and mostly a good deal younger than the houses — but still old. And here is the thing that catches people out: on a garage of that age the problem is very often the building rather than the door.
Timber structures settle over a century. Headers sag, posts move, and an opening that started square no longer is. A door can only run as true as the opening it sits in, so when a door binds on one side or will not seat evenly, the honest answer is sometimes that the door is fine and the garage has moved.

Common Old Colorado City Garage Door Jobs
What a hundred and sixty years of settling does to a garage, and what can honestly be fixed with a door.
When the Garage Has Settled
When the Garage Has Moved
A door can only run as true as its opening. Where a header has sagged or a post has shifted, the door binds on one side and no amount of adjustment fully cures it. We will tell you when that is what you are looking at rather than selling you a door that will do the same thing.
Non-Standard Openings
Openings here are rarely a stock size and frequently not square. We measure both diagonals as well as the width and height, because a door ordered to a single measurement on an old garage is a door that comes back off the truck.
Detached, Off the Alley
Almost every garage here is detached and at the rear of the lot, usually on its own supply. If nothing responds at all, check the breaker for the garage before assuming the opener has died.
Original Manual Doors
Plenty of these garages have doors that were always lifted by hand, including one-piece tilt-up panels. Automating them is usually possible, though it depends on headroom and clear space behind — see opener installation.
Rot at the Fixings
Track brackets and opener mounts are only as sound as the timber they are screwed into. On an old garage we check what the hardware is actually fixed to before hanging weight on it.
Rear Alley Access
Many of these garages open onto a rear alley rather than the street. Tell us when you book, so the technician arrives on the right side of the property with the parts rather than walking round with them.
Why CS Garage Door
Why Old Colorado City Homeowners Call Us First
Old timber garages on the oldest streets in the region. Here is how we approach a call here.
01
We Check the Opening First
Before quoting anything on an old garage we check whether the opening is square and whether the structure will hold the hardware. It is the difference between a repair that lasts and one that repeats.
02
Same-Day, No Surcharge
Same price on Saturday as Tuesday. No weekend premium, no after-hours fee. One fair price, always — even for emergency calls.
03
25,000-Cycle Springs
We fit high-grade springs as standard rather than the 10,000-cycle economy grade. On a garage that has already been patched by several owners, another short-lived part helps nobody.
04
Licensed & Background-Checked
Every technician entering your property is licensed in Colorado, fully insured, and background-verified. Your family’s safety is our priority.
05
Free Safety Inspection
We check cables, drums, rollers, tracks, force settings and whether any entrapment protection exists at all — at no cost, on every visit.
06
Written Estimate First
You’ll know the exact cost in writing before we start. No pressure tactics, no surprise charges. If you don’t approve, we don’t proceed.
Got Questions?
Old Colorado City Garage Door FAQ
My garage door binds on one side. Is the door bent?
Sometimes, but on a garage of this age it is at least as often the opening. Timber structures settle over a century — headers sag, posts shift, and an opening that was square in 1930 may not be now. A door can only run as true as its frame, so we check the opening before we start adjusting the door. If the structure has moved we will say so rather than sell you a new door that will bind the same way.
Can I put an opener on a door that has always been manual?
Usually. What decides it is clearance — headroom above the door when open, and clear space running back from the opening. Old garages are frequently short on both, and low-headroom hardware solves most cases. We measure both before quoting so you get a real answer rather than an optimistic one.
Nothing works on my garage at all.
Check the breaker for the garage first. Detached garages here almost always run on their own circuit, and a tripped breaker looks identical to a dead opener from inside the house. It costs nothing to check and solves it more often than you would expect.
The garage opens onto the alley. Does that matter?
Only for where we park. Tell us when you book and, if it helps, which cross street to come in from. It saves the technician carrying springs and track round the block, and it means we start on time.
Is the old timber strong enough to hold a modern opener?
That is exactly what we check before fitting one. Opener mounts and track brackets are only as sound as the timber they are fixed into, and on an old garage some of that timber has taken a century of damp. Where the structure needs attention first we will tell you, because hanging a motor off rotten framing helps nobody.
