Two quick checks. First, listen — grinding, rumbling or a bang as it starts moving all point to worn rollers or loose hardware. Second, test the balance: pull the release cord, lift the door halfway by hand and let go. If it does not stay put, the springs are out of adjustment. Either symptom is worth a visit before it becomes a breakdown.

Roughly once a year for a typical household, and more often if the garage is the door everyone uses instead of the front door. A service is not a long job — lubrication, hardware tightening, balance check and force settings — but it is what keeps the expensive parts from wearing each other out.

You can, and it will keep working for a while. What noise usually means is dry or worn rollers, and a roller that eventually seizes drags along the track and damages it. At that point you are replacing track sections as well as rollers. It is one of the clearer cases where the cheap job now avoids the expensive one later.

It does, a little. Construction throws fine dust that settles in the tracks and on the safety sensors. If your door starts reversing partway down, wipe both sensor lenses before assuming a fault. Having the tracks cleaned and the rollers re-lubricated periodically is worth it while building continues nearby.
